Don’t wait for the drip

Signs your roof needs attention

Small roof problems get expensive when water reaches the decking, insulation and ceilings. Here’s what to watch for.

  • Water stains or drips inside

A stain on a ceiling or wall often means water has been getting in for a while. The leak can start far from where the stain shows up.

  • Missing, curled or cracked shingles

Wind and Maryland’s freeze-thaw winters loosen shingles. Every gap lets water reach the underlayment and decking below.

  • Shingle granules in the gutters

Gritty granules in your gutters or at the downspouts are a sign the shingles are wearing out.

  • Leaks around chimneys, vents or skylights

Flashing seals the joints where the roof meets a chimney, wall, vent or skylight. When it fails, water finds the opening.

  • Ponding water or blisters on a flat roof

Water that sits for days, bubbles in the membrane or open seams on a rowhome roof should be fixed before they leak.

  • Damage after a storm

High wind, hail and fallen limbs can lift shingles and crack flashing, even when nothing looks wrong from the ground.

Not sure what you’re looking at? That’s what the free inspection is for.

The free inspection

What your free roof inspection includes

A real, top-to-bottom roof inspection — not a quick look from the driveway. You get photos of what we find and an honest answer about what your roof needs.

  • Shingles or flat-roof membrane: wear, damage, missing pieces and open seams
  • Flashing around chimneys, walls, vents and skylights
  • Roof edge, drip edge, gutters and downspouts
  • Signs of soft or rotted roof decking
  • Attic and ceilings, where we can reach them: leak stains and ventilation
  • Photos of everything we find, explained in plain English
  • A free estimate and an honest repair-or-replace recommendation

What it doesn’t include: pressure to sign. The inspection and estimate are free, with no obligation.

Local know-how

Roofing built for Baltimore homes and Maryland weather

White single-ply membrane on a flat roof, with a roll of membrane and tools

Rowhome and flat roofs in Baltimore City

A lot of Baltimore City rowhomes sit under a flat or low-slope roof, with a parapet wall you share with the house next door. Leaks on these roofs tend to start in the same few places: open seams, worn flashing at the parapet and chimney, and water that sits for days after a storm.

We fix and replace rubber (EPDM), TPO and torch-down modified bitumen roofs, and we’re careful where your roof meets your neighbor’s. If the membrane is still in decent shape, a coating can sometimes stretch its life instead of a full replacement — we’ll tell you honestly whether yours is a candidate.

Shingle roofs across Baltimore County and Howard County

Most colonials, split-levels, ranchers and townhomes in the county have asphalt shingle roofs. Maryland’s freeze-thaw winters, summer heat and nor’easters wear them down at the flashing, ridge and roof edge.

When a shingle roof needs replacing, we tear it off down to the decking, replace any soft wood, and install ice & water shield, underlayment, drip edge, architectural shingles and ridge cap — the whole system, built for Maryland weather.

Storm damage and insurance: what we do, and what to know

Straight talk, so you know exactly what to expect from us.

What we do

  • Inspect the whole roof after wind, hail or a fallen limb
  • Photograph the damage so you have photo documentation for your insurance claim
  • Put temporary protection in place to keep water out when it’s needed
  • Make lasting repairs, or replace the roof if it can’t be saved

What to know

  • Your insurance company decides what your policy covers. Check with them about your claim.
  • We won’t promise you a “free roof” or tell you what insurance will pay.
  • If the damage is minor, we’ll say so — and recommend a repair, not a new roof.
  • Roof leaking right now? Call (410) 599-6239. We take after-hours emergency leak calls.

Is the roof inspection really free?

Yes. The inspection and the estimate are free, and you’re under no obligation to hire us. We’ll show you photos of what we find either way.

What do you check during a free roof inspection?

The whole roof system: the shingles or flat-roof membrane, the flashing at chimneys, walls, vents and skylights, the drip edge and gutters, and any soft spots in the decking. If we can get to the attic or the ceilings below, we look for water stains and ventilation problems too. Then we go through the photos with you.

What do I get after the free inspection?

Photos of what we found, a plain-English explanation of what needs attention now and what can wait, and a free estimate for any work we recommend. There’s no obligation to hire us.

Will you pressure me to sign a contract?

No. You get the photos, our findings and a free estimate. The decision is yours, and there’s no obligation.

Will I need a whole new roof?

Not always. A single leak at the chimney flashing or a handful of blown-off shingles is usually a repair. If the shingles are worn out across the roof, the decking is soft or leaks keep coming back, replacement is often the better value. Either way, you’ll see the photos and get a straight answer.

How much does a roof repair or a new roof cost?

It depends on the size and pitch of the roof, the roofing material, how many old layers come off and whether any decking needs replacing. Flat roofs and slate are priced differently from asphalt shingles. After the free inspection, we give you an estimate for your roof, so there’s no guesswork.

How often should I have my roof inspected?

A good rule of thumb is once a year and after any major storm. Older roofs, and roofs that have leaked before, are worth checking more often.

Can you help after storm damage? What about insurance?

Yes. After wind, hail or a fallen limb, we check the whole roof, not just the spot you can see from the yard. Anything we find is photographed, so you have photo documentation for your insurance claim. Coverage is up to your insurance company, so talk with them about your claim.

Do you repair flat roofs on Baltimore rowhomes?

Yes. We fix and replace rubber (EPDM), TPO and modified bitumen roofs on rowhomes, and we pay close attention to the parapet walls and flashing shared with the house next door — a common source of rowhome leaks.

Do you provide roof certification letters for home sales?

Yes. If you’re buying or selling a home, we check the roof, document its condition with photos and write your roof certification letter. Anything that needs work is explained with photos, so you know where things stand.

Are you licensed in Maryland?

Yes. Maryland requires home improvement contractors to hold a license from the Maryland Home Improvement Commission. Ours is MHIC No. 92337. BRC Construction LLC is also insured and a GAF Certified contractor.

My roof is leaking right now. What should I do?

Call us at (410) 599-6239 — we take after-hours emergency leak calls. While you wait, move furniture and electronics out of the way, put a bucket under the drip and keep clear of any ceiling that is sagging with water. Please don’t climb onto a wet roof.

What areas do you serve?

We’re based in Pikesville and serve Baltimore City, Baltimore County and Howard County, including Owings Mills, Reisterstown, Randallstown, Towson, Catonsville, Ellicott City and Columbia. Don’t see your town? Call us and we’ll let you know.
